摘要:
目的:实施上盖物业开发的地铁车辆段项目在实施过程中以及建成运营后,为保证上盖物业开发以及盖下车辆段各自功能的完整、安全可靠,须在上盖物业开发方案实施前,从整体出发对盖上、盖下的界面划分提出合理划分的管理要求。方法:以广州官湖车辆段上盖物业开发项目为例,结合当初的土地出让管理界面要求以及实施过程遇到的问题进行分析、总结及探讨。结果及结论:车辆段上盖物业开发项目进行界面划分对于盖上、盖下均需结合每个项目的具体情况进行讨论研究, 难以套用绝对的原则进行划分;应保证盖下车辆段功能完整、安全的前提下,同时要保证上盖物业开发的切实可行。
Abstracts:
Objective: During the implementation and operation of metro depot projects involving overhead property development, it is crucial to ensure the integrity, safety, and reliability of both overhead property development and the covered metro depot functions. Therefore, before implementing the overhead property development plan, it is necessary to propose reasonable management requirements for interface division between the overhead and covered areas from an overall perspective. Method: Taking the Guangzhou Guanhu Depot overhead property development project as example, the land transfer management interface requirements at project inception and the challenges encountered during the implementation process are analyzed, summarized, and discussed. Result & Conclusion: Interface division for the overhead and covered areas in the depot overhead property development project requires a casespecific discussion and research based on the unique circumstances of each project. It is challenging to apply absolute principles for division. The priority should be to ensure the integrity and safety of the covered metro depot functions while ensuring the practical feasibility of the overhead property development.
